Partner Mark Semeraro Wins Approval for 232 Luxury Apartment-Mixed Use Project on Rt. 23 in Wayne
The Wayne, NJ Zoning Board of Adjustment approved an apartment and retail site plan application and variances submitted by Galreh LLC. The ten-acre site will house two commercial tenants: a gourmet grocer and upscale restaurant, in additional to a five-story luxury apartment building.
The public was concerned about the effects on the school system, traffic, and flooding, but these concerns were completely alleviated. In fact, through expert testimony Semeraro proved that the plan will actually reduce floodwater runoff rates, and therefore reduce any impact this property could have on flooding.
Mr. Semeraro stated: \”I am so proud of this approval! As I pledged from the beginning, we prevailed as a result of sound planning to reduce flooding while presenting no negative impact to traffic conditions. In the end, we secured the approval for a state-of-the-art mixed use development composed of 232 luxury apartments, a ~15,000 square foot gourmet grocer, and a ~5,000 square foot restaurant that will increase net tax revenue by approximately $500,000 for the township. It is the first mixed use project of its kind for the Township of Wayne, and welcomes the township into the elite group of forward-thinking towns that are taking advantage of modern development trends and stabilizing their taxes by doing so.\”
